Home staging is widely used in other parts of the country but it is just starting to become a recognized strategy to market homes for top dollar here in the Northeast. Keeping this in mind let’s break down some actual numbers.

In the 2021 Sellers Market Survey by RESA, it was reported that 73% of the homes surveyed sold for over list price. In 2021, 81% of the homes staged by Salt + Pine sold over list price (we staged homes in RI, MA and CT).

In Rhode Island in 2021 the average days on the market until pending was 30 days. In comparison the homes staged by Salt + Pine in 2021 were pending in an average of 15 days. Staging reduced the time on the market in half! Also, notably, 52% of the homes we staged spend 5 days or less on the market!


Let’s break down the cost of staging a home. There are many ways to stage a home including vacant and occupied staging. This all determines the price point for the stage. For now let’s talk about vacant staging.

According to the Sellers Market Survey an average staging investment of 1.3% resulted in a 7.1% ROI!

At Salt + Pine we take in to consideration how many rooms we are staging. We generally recommend staging the main living areas: kitchen, dining room and living room along with the primary bedroom. If the home has multiple living areas it is beneficial to show buyers how they might use each space. Also right now it is a great idea to show a home office space in every home. Then, if there are any unique rooms, think with little nooks or a slanted ceiling it may be hard for a buyers to visualize where to place furniture, these rooms should also be staged. The cost will vary with how much furniture is needed in the rooms, so a larger home with larger rooms will take more furniture to stage, so the cost will increase.

When thinking about staging costs remember it includes the design of the space, the packing/loading for staging day, furniture in the home for up to 60 days, then the packing/de-staging of the home along with re-stocking the furniture in the warehouse. It may be hard to think of spending more money when putting a house on the market but who wouldn’t want to sell the home for more money. Staging is a necessary marketing tool for any home and it has a great pay off in the end.
